Three phases. One standard.

We treat every listing as a brand-grade launch. Positioning is done before the listing is written. Presentation is designed before the photographer arrives. Negotiation is structured before the first offer lands. The sequence is the discipline.

Positioning

Before the listing exists. What the property is — not just what it has. Who it's for, what it competes with, and what story the market needs to hear to move the number. This is the DHV Services layer applied to a single residence.

Presentation

How it shows up. Photography, copy, floor plans, the microsite, the broker deck, the printed materials, the showing flow. Every surface a buyer will touch, designed once, designed correctly. No MLS templates.

Representation

What happens once buyers arrive. Listing administration, offer review, negotiation, contracts, due-diligence coordination — all handled through Corcoran Country Living. The same positioning discipline, carried through to close.

The Fit

Where positioning moves the number.

DHV Team is one of several listing teams at Corcoran Country Living, and we focus where positioning, presentation, and editorial framing move the price more than velocity-and-list-price math. We're not for every property — and CCL is built deep enough that the right specialist exists for every kind of Hudson Valley sale.

This approach fits best for: design-forward residences, architect-involved builds, historic properties with genuine provenance, and specialty assets where positioning matters more than list-price math. The kind of properties where a single well-placed buyer changes the number at close.

Less suited for: time-urgent sales, commodity inventory, or properties priced for velocity. CCL's broader roster handles those patterns.

What to Expect

The cadence.

Week 1 — Positioning. A walk-through, a conversation, and a written position statement. What the property is, what it's worth, and how it should be framed. No photographer, no signage, nothing public.

Weeks 2–4 — Presentation. Photography, copy, microsite, print. Prepared to launch — not live yet. Phase-one materials may circulate privately to vetted buyers before they go public.

Week 5 forward — Representation. Listed through Corcoran Country Living, syndicated, shown, and negotiated. The positioning work continues through the contract.

After close — Stewardship. The other DHV Services arms (property management, rental support, construction oversight) are available if the next owner wants them, or if you're rolling the proceeds into a new build or second property. One relationship, many phases.
