The following Standard Operating Procedures apply to prospective home buyers working with DHV Team and Corcoran Country Living. These procedures are published pursuant to Section 442-h of the New York Real Property Law and the regulations of the New York State Department of State.
Prospective home buyers are not required to show identification before being shown a property by DHV Team. Where a property is being shown by a third-party listing agent or where security or access requires it, photo identification may be requested at the listing side's direction.
Prospective home buyers are not required to sign a written exclusive brokerage agreement before being shown a property by DHV Team. A buyer-broker agreement may be discussed and entered into at the time an offer is prepared, where representation is being formalized.
Prospective home buyers are not required by DHV Team to obtain a mortgage pre-approval or to provide proof of funds before being shown a property. However, certain sellers and listing agents may, at their discretion, require proof of funds or written pre-approval prior to scheduling a private showing — particularly for higher-value or appointment-only properties.
DHV Team is a real estate team operating under Corcoran Country Living. All listings, representation, and transactions are administered through Corcoran. Licensed in the State of New York. These Standard Operating Procedures may be updated from time to time and are made available pursuant to NY RPL § 442-h-1.
